六、乙方应做好租赁房屋的维护保养工作,杜绝放置及使用一切危害楼宇安全的 各类危险品,定期对租赁物业进行专项安全检查,同时配合甲方进行相关物业的 安全检查,发现问题应立即整改。
6, Party B/Renter/Tenant shall perform satisfactory maintenance & servicing works for the leased property。
Any sorts of hazardous articles are prohibited to store in the leasing property in any circumstances。
Specialised inspections shall be performed periodically。 In addition, to co-ordinate with Party A/Property Owner/leaser to held safety inspection for the regarding property。
Any incipient fault found shall be rectified immediately。

八、甲方有权对乙方所有工程项目实施监督管理。乙方租赁范围内的供电、供水 、排水、排污系统工程和改造装修工程及由此而产生的一切费用均由乙方自行负 责,乙方所委托的设计、施工单位必须有合格的资质,改造装修前须先将方案及 有关施工图纸报政府有关部门、业主及甲方同意后方可施工,改造装修工程所用 的一切原材料,必须是符合公安消防、环保等规定的合格产品。
乙方装修期间的 施工用水、用电及其他费用应按规定向甲方缴纳。装修期间乙方应遵守甲方的装 修管理规定。
8, Party A/Property Owner/leaser has the right to monitor all the engineering works proceeded by the Party B/Renter/Tenant。
All charges of E&M Works, P&D Works, Sewerage Engineering works, A&A Works and Decoration Works are the Party B/Renter/Tenant's sole responsibilities。
The Designer and Contractor appointed by the Party B/Renter/Tenant shall be officially qualified and recognized by local government。
All engineering proposal and drawings shall be submitted to relevant government bureau and property owner for approval, and be applied for the Party A/Property Owner/leaser's consent prior to the works proceeded。
All material applied for the works shall be passed and complied with F/S and environment protection regulations。
During the works period, Party B/Renter/Tenant shall pay Party A/Property Owner/leaser for the charges of temporary electrical and water supply。
And proceed the works complied with the Party A/Property Owner/leaser's regulations。
九、乙方开业后,如需在租赁范围内进行扩、加、改建(含改变结构间隔)、室 内装修或增加设备等,必须经业主及甲方书面同意,甲方有权对工程进行监督管 理。
9, After opening for business。 If additional works, alternation works (included structural partitioning works), interior decoration works or additional of facilities are needed。
Party B/Renter/Tenant shall apply for the Party A/Property Owner/leaser's consent prior to the works proceeded。
